Our neighborhood is being developed on ten sheltered acres of beautiful land that provides in-town living with rural views of woods and the surrounding mountains. We want to sustain the small-town atmosphere we love about Boone by using the Arts & Crafts style of architecture that became common to this area just after the turn of the last century. We will use construction methods designed to minimize the impact on the environment and our houses will use the most modern materials feasible. Sidewalks, picket fences and tree lined private streets will lead past your neighbor's front porch to your new home. Drive by our park-like recreation area with towering trees on your way to your new condominium which will have great views of the surrounding mountains and one of our beautiful green spaces. A foot path will lead from the neighborhood to access the Greenway Trail system that runs through Boone. The neighborhood is easy walking distance just across US 421 to the new Watauga County Park on the New River.
In a university town like Boone, there are a lot of developers that target the single student market, or seasonal renters. Hampton Estates is Boone's first gated master planned community and the first development in Boone to include restrictive covenants that exceed the town's requirements and encourage owner-occupied houses, town homes and condominiums and discourage rental occupancy.
When my family moved here we waited for four years to find a place in one of the few traditional neighborhoods in the area. The supply of existing homes was so limited that we had to build our own house and go through the stress and uncertainty of that process. We hurried to get our exterior construction done before winter set in, but the rain slowed us down, and the winter caught us. The process became more difficult in the winter. Our building materials suffered, and the ground couldn't heal from all the activity until spring.
When we were fortunate to accumulate the land for Hampton Estates, the leaders in the High Country were just coming to the realization that there was a real need for housing that could be afforded by the people who live and work in the area, people like my family. Our own experience and the obvious need for a new traditional neighborhood resulted in the development plan for Hampton Estates.
Major metropolitan areas have the benefit of low land costs, town provided sewer and water and mass transit. This attracts volume home builders who use the latest techniques and materials to provide good value for home buyers. The High Country is characterized by high land cost, the use of wells and septic systems, and custom building. This results in building costs averaging over $150.00 per square foot, excluding land, well and septic. The town of Boone has one of the few sewer and water systems in the area and provides mass transit through its Appalcart bus system. Hampton Estates is located in the Town of Boone and benefits from these systems. However, land costs remain high.

Land Design, Inc., who designed the ultra-exclusive Diamond Creek Club in Banner Elk and the magnificent planned community of Grande Dunes in Myrtle Beach, prepared our land plan including landscaping and soil and water conservation engineering. Our architects, The Wilson Group from Charlotte, have designed our ArtCraft™; homes that reflect the Arts & Crafts style including elements such as shed dormers, wide picture frame molding around windows, use of several different exterior materials for foundations, walls, gable ends, columns, walkways, etc. R-Anell Homes from Denver, NC, who recently received top national industry awards, will be building a portion of our homes at their location which minimizes the impact of construction in our neighborhood and allows us to continue to build homes without negative impact on the land or materials due to inclement weather.
